At Golden Pen Realty, we evaluate all applications using a point system that considers a wide range of criteria. Below is a list of the criteria along with their minimum requirements. Meeting only the minimum requirements does not guarantee eligibility, but falling below them makes it highly challenging to qualify.

To meet our rental criteria, please take note of the following:

  1. No evictions within the past 7 years.

  2. Rent-to-income ratio should be 39% or lower.

  3. Credit scores of 576 or higher are recommended.

  4. No outstanding landlord or utility debts.

  5. Less than 3 instances of late rent payments in the past 12 months.

  6. We conduct a review of criminal history.

  7. We conduct a review of landlord history.

  8. The "AI" score provided by our third-party screening service will also be taken into consideration.

To validate income, please note the following requirements:

  1. Applicants are required to use The Closing Docs, our third-party income verification company. This system relies on bank records to determine income.

  2. Self-employed applicants or those without consistent income must submit both last year's personal tax returns and The Closing Docs report.

  3. For self-employed applicants, personal bank information and tax returns are necessary. Business bank accounts and business tax returns will not be considered.

  4. If an applicant chooses not to use or is unable to utilize The Closing Docs income verification system, they may request a manual review of income at an additional cost of $125, in addition to the standard application fee.
